In this video coaching newsletter I discuss an email from a viewer who shares a success story of how he used what he learned in 3% Man to successfully land a real estate deal he wanted despite the prospect of lots of competition from other buyers who were willing to bid more than him.
My comments are in bold italics like this below in the body of his email.
That includes not only your personal negotiations, but your professional ones.
So as I often say, the strongest negotiating position is being able to walk away, but most importantly, you have to mean it. That means you walk away and you never look back. If a woman pushes you too far, you’re going to walk and never look back. If she doesn’t reach back out, you’ll never speak again as long as you live.
So this particular email is from a viewer who I answered a bunch of his emails and previous newsletters, but this one is not about a girl he was dating or in a relationship with. This is actually how he used the negotiation techniques that I teach in 3% Man successfully. So in the area where he’s looking for a house, he’s missed out on a bunch. I guess in the neighborhood he wants, there’s very little inventory, so everybody is trying to get these houses. He had a house come up on the market and he and, I guess, his girlfriend or his wife, went to go look at it and they’re like, “Wow, this is really great. Let’s put an offer on it today.” So they sent the offer in.
This happens a lot in real estate. So the realtor on the other side of the transaction is like, “Well, the seller wants to just see what other offers they get over the weekend,” and he put in a full price offer. So they said, “Hey, if you’re willing to pay this, let’s have a meeting of the minds. Let’s put a deal together.” So he offered full price and they were like, “Oh well, they’re a little taken back. Oh wow, we didn’t expect the full price offer right away. The seller wants to wait a few days to see if they get any other higher offers then,” and he basically said, “Either accept my offer and take the property off the market, or I’m going to withdraw my offer.” In other words, he used the takeaway that’s in the book, and the takeaway reveals what happens, because if the seller is worried that if they lose this offer and they wait for something higher over the weekend and nothing comes in, now they got no buyer. So when you have a motivated seller, there’s a good chance they’ll accept that offer, even though you’re basically just bluffing.

You have answered previous emails from me as newsletters which I appreciate and for once, I would like to share a success story with you and your viewers. This has nothing to do with relationships, but I used your philosophy from 3% Man to get me the deal I wanted on my recent house purchase.
First I will paint the picture for me and my situation. I am a 42-year-old widower from England (UK) with two boys age 13 and nine years old. My girlfriend is a 41 divorcee also with two boys aged 15 and seven years old.
So that’s pretty cool. The kids are pretty close together, kind of like The Brady Bunch. If you guys ever saw that old show from the 60s and 70s. I was a little kid growing up. You had a blended family.
Now that our relationship is solid after two-and-a-half years thanks to you and your teachings…

I redecorated my home and put it on the market on boxing and achieved $5,000 below what I was asking for within two weeks. A good result.

For the budget we are looking at, it is not easy finding a five-bedroom house around the area we live in. We started looking around last November and viewed many properties until the point of scraping the barrel and almost settling for a property which needed a lot of renovations with a small garden.
Yeah, that’s the thing. That’s tough when you’re looking for real estate and there’s not a lot of properties in the market, which is in a lot of areas that’s the issue, and the areas where there are lots of properties on the market, you got sellers that still think it’s 2022 and expect the same price, even though in a lot of areas you got between 5% and 12% drop in prices over the last year, year-and-a-half. Especially in Florida, Texas, Tennessee, like Austin, Texas especially, has seen significant price declines from the bubble that got blown up during all the lock-owns when they printed all that money and doubled the money supply like within two years, which was insane, but here we are.
The other day the estate agent (You call them real estate agents in the US) emailed me a property which was about to hit the sales market.
So what that tells me is before it got put in the multiple listing service and so all the other realtors have access to it, your realtor had it, maybe it was one of his or her agents in the same office they’re like, “Hey, we got this property,” and she’s like, “Hey, I got this buyer. Why don’t we go take a look at it and make an offer? Maybe we can get it wrapped up before everybody else bids on it and we can keep all the commissions in-house,” which obviously would be good for everybody. Seller gets their price and you get two agents, buyer and seller agent commissions in the same office. It’s a win-win for everybody.

This property is quite large, has five proper double size bedrooms, decent sized garden, big kitchen/diner and in a nice quiet sort-after village. The price is within our budget, which is rare for this particular village. I knew I needed to act fast as these type of houses usually sell for about $150,000 more than the budget we have. As we had just lost out to a cash buyer on what we thought was our dream home…
That’s just the way it goes. Sometimes you got to make five different offers in five different houses before you get one locked up when it’s a seller’s market.
…This is the next best thing. I booked a viewing immediately and we both went to have a look. We were the first people to see it and while in there. I told my girlfriend quietly, let’s offer now before anyone else see’s this house and she agreed. I went straight in at the asking price the day the house launched on the market.
The agent called me the next morning and told me that the sellers were surprised to get the full asking price offer from the first viewer.
And obviously they got a little cocky, full of themselves, and a little greedy.
The seller then questioned if the property is worth more…
Which probably is, so they probably listed it under market.
…And said they would like the weekend viewings to go ahead to see if they get any other offers.
So that’s the other thing. When you’re making a real estate offer, you can put a time limit that they have to respond within 24 hours or it expires.
Remembering your teachings from both of your books and I quote, “You don’t get what you deserve, only what you negotiate” and also, “The strongest negotiating position is to walk away and mean it.” So I reminded the agent that I am a proceedable buyer offering the asking price and that although this house ticks (almost) all the boxes for us, we are not desperate and have no interest in entering a bidding war for the house. I then told the agent to tell the seller that I will withdraw my offer if the property is not taken off the market immediately and the weekend viewings still go ahead. So in effect, I walked away, leaving the ball in their court to gamble losing an asking price serious buyer for a possible higher bid.
Well, that’s the old saying, “A bird in the hand is better than a bird in the bush.” If you got a motivated seller that’s really scared to lose a good deal or get the money, then it’s amazing. It depends on their motivation and it often works to your advantage. So they would rather not lose the bird in the hand for a potential bird in the bush.
Later in the evening, the agent called me and told me that the seller decided to accept my offer and take the property off the market. I asked for this in writing within the hour and I received that as well. Just by walking away, I saved us from paying $20,000-$30,000 more than our original bid.
Hey, what’s my cut of that? Do I get a commission? I get a referral fee? What’s 20%? I’m just kidding, but donations are appreciated, if you’re so inclined!
My girlfriend praised me for standing my ground…
Look at that.
…And admitted that she would be shitting herself dealing with that situation.

Look at you. You are the man.
We celebrated in the pub with a bottle of champagne and then back to her place for some indoor Olympics.
Look at that. See how that works? You act like the man and the stud that you are, and she beats up your pelvis and you guys get a gold medal together.
